Nifty Realty index jumps 4% in 4 days on healthy outlook, positive Q1 pre-sales data

The Nifty Realty index extended its winning streak for the fourth consecutive day, rising over 1 percent on July 17 in an otherwise subdued market. Nearly nine out of ten index constituents were trading in the green, with Prestige Estates, Sobha, and Brigade Enterprises gaining between 1–2 percent in intraday trade.

In the past four sessions, the realty index has climbed 4 percent, compared to the flat-to-positive moves seen in the benchmark Nifty 50 index.

The rally follows strong pre-sales updates for the June quarter, where Prestige Estates reported a massive 300 percent year-on-year (YoY) growth in Q1 to Rs 12,126 crore, while Sobha posted a 26 percent YoY rise to Rs 1,717 crore, and Macrotech Developers saw a 10 percent YoY increase to Rs 4,450 crore.

After a lackluster FY25 in terms of bookings, Q1FY26 has delivered robust booking numbers, helped by a low base and easing concerns over approval delays.

Brokerage Jefferies noted that large project approvals coming through and strong demand for new launches could drive its coverage companies to report about 60 percent pre-sales growth in Q1FY26. The brokerage also highlighted that a strong start to the year and potential mortgage rate cuts may lead to upward revisions in pre-sales estimates. Solid cash flows and very low gearing levels further strengthen the sector’s position.
